Property Description

A Rare Opportunity to Own One of Utah’s Most Expansive and Scenic Properties. East Carbon Ranch encompasses 13,675± deeded acres in the rugged and remote Book Cliffs Mountain Range of eastern Utah. This exceptional property offers a rare combination of big-game hunting, cattle ranching, and long-term conservation potential. With dramatic views of Bruin Point and Castle Valley, this contiguous holding is a legacy-quality asset with private access and endless opportunity.

The ranch operates as the Patmos Ridge Cooperative Wildlife Management Unit (CWMU), professionally managed for elk, mule deer, black bear, and mountain lion. Ownership includes private hunting tags and extended seasons, an exclusive benefit rarely found. Outdoor recreation includes hiking, horseback riding, biking, four-wheeling, camping, and winter sports such as cross-country skiing and snowmobiling at higher elevations.

Rising from 6,400 to 9,800 feet at the summit of Bruin Point, the terrain supports diverse habitats including sagebrush, juniper, pinion, and pine at lower elevations, and Douglas fir and aspen in the higher country. This variation attracts a wide range of wildlife and enhances the property’s scenic and ecological value.

Located about 140 miles southeast of Salt Lake City near Price, Utah, the ranch is close to major recreational and cultural attractions, including the San Rafael Swell, Goblin Valley State Park, and both Huntington and Millsite State Parks. The region also holds historical significance, with nearby dinosaur excavation sites, museums, Native American rock art, and old mining towns.

In addition to its recreational value, East Carbon Ranch can support 100–300 cow-calf pairs during the summer grazing season. Multiple eligible building sites near county roads offer access to municipal power, making future development or lodging additions feasible. Private gated access ensures security and exclusivity across most of the property.

The entire ranch lies within a designated Economic Opportunity Zone, offering possible tax incentives for qualifying investments. The property also offers strong potential for conservation easements, aligning income opportunities with environmental stewardship.

East Carbon Ranch is a once-in-a-generation opportunity to own a vast, ecologically rich landscape that offers income, adventure, and long-term value in the heart of Utah’s wild country.

Hunting
