7 Mountain Ranch is a 1,490+/- acre farm and ranch that provides farming income potential, and high quality hunting.  The property is separated into 4 parcels, each has organic wheat & safflower fields on the rolling terrain, which is currently leased.  The farm fields create magnificent views with Blue Abajo and LA Sal Mountains in the background.  Elk and Mule Deer frequent the farm fields during the fall hunting seasons. The wildlife utilize the property’s water sources and bedding cover located in the draws and canyons.  There are Over-The-Counter Elk tags, Landowner Draw Mule Deer tags, and General Draw Mule Deer tags available. The property is currently enrolled in the Cooperative Wildlife Management Unit (CWMU). The new owner can decide to remain enrolled or remove the property from the CWMU.  Black Bear, Mountain Lion, Turkey and small game can also be hunted.

The property is in 4 parcels that are accessible year-round from paved and dirt county roads.  The western most parcel borders BLM land, and there is over two million acres of BLM land in the area.  Several potential building sites are available on the property.  The area has lots of recreational options, including hiking, mountain biking, ATV’s, golfing, boating, and fishing.  Moab is a hotspot for outdoor recreation about 50 miles from the property.  Monticello, UT is a nearby town 10 miles away that has groceries, restaurants, hospitals, hardware supplies, and a regional airport.  Salt Lake City International Airport is located roughly 290 miles to the north.

ELK

The 7 Mountain Ranch location is perfect to catch the Elk migrating through the area. Elk move to the secluded draws, leading into the adjacent BLM canyons, that provide bedding cover.  They will feed up on the organic fields, and the stock ponds attract and hold elk on the property as well. The ranch is located in an area well known for quality game, and Unit 14a has OTC elk tags available.

MULE DEER

The area is known for some great Mule Deer bucks. Mature bucks will appear on the property more frequently as the rut intensifies during November.  The rolling terrain with open meadows surrounded by trees, along with hidden stock ponds, make for great archery and rifle hunting.  The ranch qualifies for Landowner Mule Deer tags (1-5 tags per year), and general Mule Deer tags can be drawn with minimal preference points (0-2).  There are Unit-Wide Mule Deer permits (number eligible for based on acreage; max of 5 permits), and Private-Land-Only Mule Deer permits (number eligible for based on acreage; first come, first serve, OTC).  The property is currently participating in the local CWMU (Cooperating Wildlife Management Unit), however the new owner does not have to participate.  (*Contact agent for more Mule Deer tag information)
