Dolores was once a station for the Rio Grande Southern Railroad and lies just 40 miles from the 4 Corners Monument. The area is known for its Native American history with numerous historic sites such as Mesa Verde and the Canyons of the Ancients. The town of Dolores sits in a narrow valley on the banks of the Dolores River at the edge of the San Juan Mountains just upriver

from McPhee reservoir. 


RECREATION 

There are limitless opportunities for recreation with close proximity to skiing, snowmobiling, fishing, hunting, backpacking, boating, rafting and camping to name just a few. The property lies in Colorado Game Management Unit 73 which was home to the Boone & Crockett World Record Typical Mule Deer scoring 226 4/8. Montezuma County has been on an upward trend of Trophy production since 1984 and is ranked 11th for total B&C trophy entries. 

Mule Deer: - Colorado residents in 2020 drew 100% with 3 or more points while nonresidents drew 100% with 4 or more points for 4th season rifle unit 72/73. There are also private land only tags available with a little earlier dates.

FISHING

There is great tailwater fishing below McPhee Reservoir and excellent opportunities for fly fishing. McPhee reservoir also offers fishing for catfish, white bass, small and largemouth bass, crappie, walleye, and trout.

Property also qualifies for Landowner Preference tags.

There are 2 surface tanks/ponds, 1 spring, and 1 well supplying water for the property.
