Juniper Trees provide a barrier on the east side of the property bordered by West Summit County Road. With gradual slopes of meadows mostly covered in grasses and sagebrush. Several gulches and Stock-ponds are found throughout the property.
On the propertys west side is 40+/- acres of BLM Land surrounded on three sides by Summit Acres Ranch. Adjacent on the south side is 40+/- acres of BLM Land. Remaining borders are privately owned.
Recreational Opportunities
Hunting is in the San Juan Abajo Mountains Unit. Tags are available through the Utah Division of Wildlife Draw System. The application period is in February. Landowner Tags may be available through the Landowner Tag System with applications due by Oct. 1 every year.

Across the border to the East is Dove Creek, Colorado. Monticello, Utah is located at the base of the Abajo Mountains (Blue Mountains) located in the Manti-La Sal National Forest. The elevation is approximately 7100. Moab, Utah is roughly 45 minutes to the North, while Cortez, Colorado is approximately 50 miles to the East. Monticello has its own small airport. Groceries can be purchased at Blue Mountain Foods. Several convenience-stores provide for fuel stops. Local specialty shops provide for souvenirs. Several museums can be found in the area. These pay homage to Eras of old. Uranium & Vanadium Mining was integral in Monticellos settling and growth.

There is no claimed water associated with the property. Water rights and well opportunities would have to be acquired through the state/county. Water wells are in the area.
