Big Ax Mountain Ranch is 1,400+/- acres of mountain wonderland located just southwest of Wales, Utah. A series of hidden ravines and canyons give this a true mountain property feel (elevation of 6,100' - 7,930'). The flatter terrain up top provides viewing areas of the magnificent valley & finger draws below. The views are breathtaking. Plenty of recreation is available in the surrounding area, including fishing and hunting. The area is known for producing quality Mule Deer and Elk, and this ranch sets up nicely for rifle hunts. BLM borders on the East and West sides of the property, with private land bordering the rest. Backcountry mountain roads (4x4, UTV, Horse, snowmobile, Trax) and trails provide access to the property and surrounding areas. No improvements on the property currently allow the new owner many options.
LAND:
- Juniper Trees provide most of the tree cover.
- Deciduous trees mixed in.
- Sagebrush also provides ground cover for the property (especially in the open areas frequented by deer & elk leading to creeks in the lower ground).
- Terrain ranges from lower rolling hills to hidden steep mountain ravines and flatter topography on top.
- With great views of Big Baldy Mountain (elevation of 8766') to the southwest, Horse Mountain (elevation of 7447') to the south, Big Mountain (elevation of 7936) to the North, and the Sanpete Valley below to the east. The east views look across to Haystack (10,298' elevation), Horseshoe (10,978' elevation), and Knob (10,151' elevation) Mountains. The property's east-side views provide sight distances for miles. Gunnison Reservoir can be seen on the valley floor to the south.
- Neighboring BLM property to the West is leased out on a grazing permit (not to the current property owner).
WATER:
- No water rights are currently associated with the property but can be pursued through (https://waterrights.utah.gov/) or private owners.
- Creeks from spring runoff are in draws throughout the area.
ACCESS:
- Property access is from mountain roads in certain areas. Travel requires 4x4, ATV, UTV, Snowmobile, or Trax.
INCOME:
- The neighboring BLM ground operates on The Axhandle (#01703 lease). The buyer would need to bid at the next offering if interested.
CONSERVATION EASEMENTS:
- No easements are currently in place for the ranch.
IMPROVEMENTS:
- There are currently no improvements on the property.
RECREATIONAL OPPORTUNITIES:
HUNTING
- The property is in Game Management Unit 16A (Central Mountains, Nebo). Utah Division of Wildlife Resources manages all hunting in the state of Utah.
- This area is known for quality Mule Deer, Elk, and Bear hunting with resident and migratory animals.

FISHING
- Utah has an abundance of mountain lakes and reservoirs for top-quality fishing. Rivers, creeks, streams, and ponds also provide Blue Ribbon opportunities to all who take the challenge to get outdoors.
- Palisade State Park's reservoir is mainly fished for Rainbow, Tiger, and Cutthroat Trout. By shore or by boat, you should have a great time.
- New Canyon Reservoir is stocked with Rainbow Trout and Wiper Bass.
- Olaf Pond, Lake Hill Reservoir, Snow Lake, and many other locations offer great opportunities for outdoor enthusiasts.
ADDITIONAL RECREATION
- Off-roading along the famous Arapeen Trail system winding through 350,000 acres of the Manti-La Sal National Forest should keep any family busy. Also has very nice camping sites and facilities in the area. The scenic byways and backways provide stunning views.
- Skiing at Sundance Resort, Snowbird, Alta, Park City, and cross-country skiing at Soldier Hollow are within a couple hours' drive.
- Great Basin Station is an old US Forest Service research facility that has been renovated and is available for groups of up to forty-eight.
LOCATION:
- Ephraim is the largest city in Sanpete County and closest to the ranch. Wales is a small town to the north. Ephraim City was founded in 1854 and was used as a fort in the Black Hawk War. Many of its first settlers were from Scandinavian Countries who established farming in the area. You can find all the necessities in Ephraim or Manti.
- Manti is the county seat and hosts one of the first three temples built in the Rocky Mountains by the LDS Church.
- Snow College is located in Ephraim, Utah, and offers degrees and courses in Nursing, Software Engineering, Music, etc.
- The airport closest to Ephraim, Utah, is the Manti-Ephraim Airport {1.5 miles South of Ephraim and 3.5 miles south of Manti, Utah). It has self-serve pumps for Jet-A and 100LL fuel.
- Provo Municipal Airport (PVU) is 60 miles away.
- Salt Lake International Airport (SLC) is 100 miles away.
