Alpine Ridge Ranch is an open terrain mountain property with expansive views and a variety of Big Game.  The ranch is accessed by County Rd 46 and State Hwy 160 and located approximately 5 miles East of Mancos, Colorado.   There is a ton of recreation in the area during all four seasons, and the property itself is good for Mule Deer and Elk hunting in the fall and snowmobiling in the winter.  No structure currently exists on the ranch, so there are lots of improvement options.  The nearby town of Mancos is a historic mountain town founded back in 1894 and has all the basic amenities.  Alpine Ridge Ranch is only a 1/2 hour drive from Durango, CO (Durango County Regional Airport ).  The local area has a vast mining history, and had been part of New Spain and Mexico and was inhabited by the Ute and Navajo people.

 


AREA RECREATION 

There are limitless opportunities for recreation with proximity to skiing, snowmobiling, fishing, hunting, backpacking, boating, rafting and camping to name just a few. Purgatory Mountain Resort is just a quick 1-hour drive and Telluride just 1hr 50mins away.  Mesa Verde is just a short 20-minute drive. Moab and Arches National Park are within 2.5 hrs.


HUNTING 

The property lies in Colorado Game Management Unit 73 which is known for producing trophy Elk and Mule Deer each year. There are agricultural fields in the valleys below providing an excellent Big Game food source, and mountain habitat in the higher elevations where the herds bed and get water.  Alpine Ridge Ranch could be enrolled in the Colorado Landowner Preference Program (LPP) which would give the new owner better opportunities to draw hunting tags each year.

Nonresident hunting tag draw odds are as follows:

Mule Deer: Archery 0 points, Muzzleloader 0 points, Rifle 0-2 points depending on the season.

Elk:  Over-The-Counter (OTC) tags for second and third rifle seasons which are good for units 71, 72, 73, 711. 

Bear:  Bear hunting is very good with excellent bear habitat. Both Colorado residents and non-residents drew 100% with 0 points. 

Turkey:  Turkey hunting is excellent with large populations and OTC tags for both Spring and Fall Seasons.


FISHING

There is great fishing in the McPhee Reservoir, Colorado's second largest manmade lake. McPhee reservoir offers fishing for catfish, white bass, small and largemouth bass, crappie, walleye, kokanee salmon and trout. The Mancos and Dolores River are also just a short drive away.

 


TERRAIN / ACCESS 

The property lies adjacent to Menefee Mountain and sits at 8200' elevation. The ranch is bordered on the West and North by BLM property.  There is permitted access via an unimproved BLM road.  One interior ranch road runs North to South along the edge of the ridgeline. The property is rolling on top, with a valley on the East side and falls off on the Western boundary into hard-to-access BLM land (which is a huge benefit).  The property has a variety of vegetation including open meadows, oak brush, and pines. This ranch was burned in the 2012 Weber fire which created lush feeding habitat for both small and big game species.

 


POTENTIAL 

 

Alpine Ridge Ranch is a blank slate offering excellent hunting and recreation opportunities for those looking for the perfect getaway. There are no Covenants and the ability to design your own improvements.  The property offers numerous off grid building sites with expansive views of the La Plata Mountains with quick access to town.  Planting additional trees would increase the Big Game holding capacity by providing more bedding cover.
