IMPROVEMENTS

The keystone piece of the property is the newly remodeled 5,332 sq. ft. 6-bed/4-bath main home.  The current owners have spent the last year and a half upgrading the floors, fixtures, furniture, and finishing so that the interior of the home looks and feels brand new!  The upper level consists of a spacious kitchen with new appliances, and concrete and butcher block countertops.  The living room has new hardwood flooring and large windows that let in natural light and offers great property views.  The upper level features a large master bedroom suite, guest bedroom, and large laundry room/craft area.  A big covered patio provides gorgeous views of the pastures and surrounding mountains.

The barn can accommodate 230 guests seated for dinner indoors and more on exterior covered and uncovered patios. HUNTING

The mix of alfalfa and grass is perfect for attracting Big Game animals from neighboring properties.  The combination of privacy, size, and grass makes this property a wildlife sanctuary of sorts.  Private Land Only tags in GMU 301 for Antelope bucks are easy to obtain each year compared to the unit wide tags that take other hunters 6-8 preference points to draw.   GMU 301 is an Over-The-Counter unit for Elk during the archery season as well as 2nd and 3rd rifle season.  Obtaining a Mule Deer tag is relatively easy and normally only requires 0-2 preference points, non-residents included.  As for Antelope, GMU 301 is considered one of the “Trophy Units” in the state and therefore requires 6-8 preference points to draw a unit-wide tag.

  • Lots of wildlife forage and water sources attracts Antelope, Mule Deer and Elk
  • GMU 301
  • OTC Elk archery and rifle
  • Mule Deer tags require 0-2 preference points
  • Trophy Antelope unit
  • Private Land Only tags for antlerless Elk and Mule Deer (B list tags)
